On-Site Property Manager - Multifamily Property

Spark Management is seeking a Property Manager in Cleveland, TN who will be responsible for the day-to-day operations of the property. You will play a key role in ensuring our residents have a positive experience living.

• Leasing: Conduct tours, screen prospective tenants, process applications, negotiate leases, and move-in and move-out coordination to achieve designated occupancy goals and objectives.
• Marketing: Develop strategy to maintain maximum occupancy, retention and flow of tenants. In addition, conduct regular surveys of the marketplace and competitors, and make recommendations.
• Resident Relations: Provide excellent customer service to residents, address their concerns promptly and professionally, and build positive relationships with the community.
• Maintenance: Oversee the maintenance of the property, including coordinating with the on-site maintenance technician or 3rd party vendors and contractors for repairs and renovations.
• Financial Management: Collect rent, approve invoices, and control expenses to meet financial objectives.
• Compliance: Ensure compliance with all applicable laws and regulations including HUD and Fair Housing regulations.
• Administrative Tasks: Handle a variety of administrative tasks, such as processing paperwork, scheduling appointments, maintaining property records and ensuring timely reporting of records required by the company and federal or state agencies.

Requirements:

• Minimum of 1 year of property management and leasing experience
• Knowledge of Microsoft Office and property management software; experience with ResMan is preferred
• High school diploma or equivalent. Bachelor’s degree is preferred
• Fluent in written and spoken English
• Must hold a valid U.S. driver’s license
• CAM Certification preferred
• Must be eligible to work in the U.S.
• Ability to pass a background check and drug screening

Position Type:

This is a full-time position located in Cleveland, TN. Days and hours of work are Monday through Friday, 8 a.m. through 5 p.m. After hours may be required including “on-call” and/or rotating “on-call” responsibilities.

Compensation:

• Salary range $48,000 - $52,000 dependent on experience
